Please note, a damage deposit pre-authorisation of £150  is required to check-in. This will be collected 24 - 48 hours before the check-in date and released in full within 24 - 48 hours of check-out subject to satisfactory inspection of the property and no breach of house rules. 

Please note there is a strict NO PARTY and NO SMOKING / VAPING POLICY. That includes all parties including stag, hen, birthdays and similar get togethers. The property is equipped with extremely sensitive noise and motion sensors, if the rule is violated, you will be asked to leave immediately without refund and no deposit will be returned either.


Please note, quiet hours apply to the property from 22:00 to 07:00. Please refrain from excessive noise and respect our neighbours. Excessive noise will be dealt in a similar manner as a party.

Please note, the guest is liable to pay the locksmith's cost if for any key related issue that is a fault of a guest we have to organise a locksmith to attend the property. This includes locking out of the property, losing the key or any other incident involving us to break or replace the lock.

Please note, an additional cleaning fee could be charged if property requires excessive cleaning.


Please note, all special requests to be made at the time of booking. Please note special requests are subject to availability and additional charges may apply.

You are responsible for the conduct of all persons staying within the accommodation and shall ensure that they comply with these terms and conditions. In particular you and your guests must not:

Smoke in the premises - All rooms and common spaces in our accommodation are strictly non-smoking. You and other guests may only smoke outside of the premises;
Bring any pets into the premises, with the exception of assistance dogs or unless expressly agreed by the company;
Bring any potentially dangerous or hazardous materials or equipment onto the premises;
Tamper with any fire alarms or emergency equipment;
Remove, damage or destroy any company property;
Use the property for any business purposes whatsoever;
Use any technology provided by the company to download or access any unlawful or obscene material;
Cause unreasonable disturbance to our neighbours or any member of the company’s staff; 
Make excessive noise particularly after 22:00 especially from TV's and other electronic devices; 
Fail to return the room keys/fobs/cards at the end of your stay as, in the interests of security, the company may have to replace the corresponding locks.
